What areas do you serve?
We're based in Klamath Falls and serve the surrounding Klamath Basin.
What kinds of projects do you take on?
We focus on residential remodels, painting, make-ready work for home sales, general contracting, and fix and flip renovations. For electrical, plumbing, HVAC and large concrete work, we bring in licensed specialists and manage them as part of your project, so you deal with one contractor. We don't currently do roofing, new home construction, or commercial projects.
Do you work with investors and house flippers?
Yes. Fix and flip renovations are a core part of what we do, built around your timeline and your budget.
Pricing and payment
How do estimates work, and are they free?
A ballpark range is free. For projects over $10,000, a detailed, itemized estimate costs $500 because it takes real time to put together. That $500 is credited toward your project if you hire us.
How do deposits and payments work?
For projects over $10,000, we typically ask for a 50% deposit before work begins. How the rest is billed depends on the job, and the payment schedule is spelled out in your estimate before you commit. We accept checks, ACH transfers, Zelle, and credit or debit cards. A processing fee applies to credit card payments.
What happens if the plan changes mid-project?
Plans do change, and we handle every change in writing. For example, we may open a wall and find hidden water damage or outdated wiring, or you may decide to upgrade your tile or fixtures. Before we do any added or changed work, we give you a written change order with the price and any effect on the schedule. The work only goes ahead once you approve it.
How does a 3D concept layout work?
We measure your space, draw it to scale, and build a 3D model you can view on your phone. It's $500 for one space or $950 for a whole house, includes two layout options and one round of changes, and the fee is credited toward your project if you hire us. We bill by invoice, and turnaround is about one week from the site visit.
The work itself
How soon can you start, and how long do projects take?
It varies, and we confirm your start date when we give you your estimate. As a general guide (counting working days, not weekends): painting an entire house, inside or out, takes about 6 to 8 days, and a bathroom remodel takes about 4 to 5 days. A full house renovation typically runs 12 to 16 weeks. These timelines assume materials can be bought locally. Special-order materials can add time, and we'll give you a realistic schedule for your specific job.
Do you handle permits?
Yes. We pull the permits for any job that needs them, and the permit fees are included in your estimate. Our 3D concept layouts show how a space can work, but they aren't permit drawings. If your project needs drawings for a permit, we'll let you know.
Do you offer a warranty?
Yes. Every project comes with a two-year workmanship warranty. If something we built or installed fails because of our work within two years of completion, we'll make it right. Manufacturer warranties on products like appliances, windows and flooring are separate and pass through to you. The warranty doesn't cover normal wear or damage from misuse.
Are you licensed, bonded and insured?
Yes. Basin Built Construction is licensed in Oregon (CCB #256109), bonded, and carries general liability insurance on every job we take on.
